Vantage Property Management offers quality full service property management with complete site and vendor management, lease administration, and financial services for your asset. We are frequently on site to assess proper maintenance requirements and ensure that high quality standards are being met at all times. We negotiate vendor proposals to ensure that the most competitive rates for on-site property services are being achieved. If a tenant experiences financial difficulties, we know sooner rather than later and can recommend a course of action in working through the challenging rent renegotiations. We are experienced in the unlawful detainer process and work diligently to resolve delinquencies or regain possession of the space. Our focus is to assess, develop, and implement an effective plan in order to maintain your assets value.

Site Management / Vendor Services:

  • Provide emergency twenty-four (24) hour on-call services
  • Perform weekly property inspections to ensure maintenance expectations are being met
  • Serve as point of contact for tenant inquiries and communications
  • Coordinate and monitor vendor services for reoccurring contracted maintenance and re-bidding of same to ensure competitive pricing
  • Coordinate utility services for the common area as well as vacant suites
  • Ensure all vendors meet our minimum standards for liability insurance and have a current certificate on file at all times

Lease Administration Services:

  • Coordinate possession of space and work with tenants to ensure a seamless move in process
  • Coordinate Owner approval of the tenant improvement plans and sign proof activity
  • Point of contact for tenant calls and communications regarding lease provisions and rent / CAM questions
  • Oversee the space build out process by working diligently with contractors to ensure proper safety, permitting, and building requirements are being met
  • Monitor rent and CAM commencement dates, rent increase dates, and notify tenants accordingly
  • Coordinate compliance of tenant insurance requirements per their lease agreement & ensure all tenants have current insurance on file at all times
  • At the Owner's direction, obtain legal opinion and direction on lease defaults or other legal issues. Legal fees remain the responsibility of the Owner.

service insetFinancial Services:

  • Yardi Property Management Software – This allows us to streamline processes for the most up-to-date and accurate tenant, vendor, and financial information.
  • To deposit all receipts collected for Owner in a bank Trust account
  • Provide monthly electronic invoicing and statements for rent and CAM to designated tenant representative
  • Collect all monies related to rent and CAM and pay all one-time and recurring invoices. Assess late fees as per lease agreements for tenants who pay late and attempt recovery of same.
  • Prepare and facilitate delivery of Three-Day Notices
  • Provide Owner with monthly accounting reports all income, expenses, and overall cash flow for the property
  • Prepare one (1) annual estimated operating CAM budget for property; the budget is to be approved by the property owner.
  • Provide annual reconciliation of CAM expense and reimbursements to the tenants.
